Brookside is located off 169 street just west of Gray Rd in Westfield Indiana. Lot 267 lot located at the end of a cul-d-sac located in the rear section of the neighborhood. EXTERIOR ELEVATIONS & OUTDOOR LIVING

The home’s exterior styling is modern-prairie architecture featuring darker brick capped with limestone and siding accents painted in one darker color. The windows and gutters are dark bronze. The entire massing of the building’s shape, roof shape, window layout all showcase the clean, modern lines as presented for the prairie style. The interior’s views through the large windows finish the authentic mid-century modern theme.

The front door is 5′ wide by x 8′ tall with unique opaque Chinchilla glass greets guests in modern style and sets the theme for the architecture. Windows are Pella brand in dark bronze color with Low-E glass and white interior. 

The outdoor living space includes (2) unique areas. The first is the main floor Outdoor Room (covered porch) off the main living space that is finished with neat cable rail which allows for clear views of the pond behind home. FLOORPLAN

All the walls on the main level are 10′ with the foyer 12′. Large windows in every room bring in sun and offer great outdoor views. The combination of open floor plan, high ceilings, and large outdoor views bring together a clean modern feel.

The FINISHED walk-out basement has 9′ poured concrete walls. The finished lower level basement includes: (2) bedrooms and/or gym, game room, media room, full bath, and a wet bar. The laundry hall has (2) exterior-door accesses at front and rear. The lower level basement is completely finished with Luxury Plank Vinyl (LPV) waterproofing flooring with carpet only on the stairs. 

All bathroom counter tops are natural marble with square shaped under-top mounted bowls.

Baseboard trim is 7″+ tall on main and 5″ in lower level basement. Door casing is 3″+ wide. Crown molding is used throughout the main floor. All the trim is clean and square style.

The modern gas fireplace in the great room is surrounded by custom stone work. Optional built-in cabinets are available upon request.

The home’s interior is painted in light, cool colors. Millwork is painted in a soft white matching the ceilings, and the walls are painted a lovely contrasting darker color. There is no texture on walls or ceilings in the home; all is finished in smooth paint. All the wall corners are finish in rounded bullnose.

MECHANICAL SYSTEMS

The home has a high efficiency HVAC system.

The hot water heater is Tank-Less and highly efficient. A hot water recirculation system brings hot water to each faucet in a few seconds but operates with low energy and can be turned off completely as needed.
