Brookside is located off 169 street just west of Gray Rd in Westfield Indiana. Lot 267 lot located at the end of a cul-d-sac located in the rear section of the neighborhood. The lot is a walk-out basement, and is ideal for outdoor living upgrades such as a swimming pool. The site creates a great entertaining and family-friendly outdoor space. Both rear facing porches have views of the neighborhood pond with fountain behind it.
EXTERIOR ELEVATIONS & OUTDOOR LIVING
The home’s exterior styling is modern-prairie architecture featuring darker brick capped with limestone and siding accents painted in one darker color. The windows and gutters are dark bronze. The entire massing of the building’s shape, roof shape, window layout all showcase the clean, modern lines as presented for the prairie style. The interior’s views through the large windows finish the authentic mid-century modern theme.
The front door is 5′ wide by x 8′ tall with unique opaque Chinchilla glass greets guests in modern style and sets the theme for the architecture. Windows are Pella brand in dark bronze color with Low-E glass and white interior.
The outdoor living space includes (2) unique areas. The first is the main floor Outdoor Room (covered porch) off the main living space that is finished with neat cable rail which allows for clear views of the pond behind home. The second outdoor living space is off the walk-out basement and sets below the upper Outdoor Room, creating a second covered space that is even more private.
The covered front porch greets family and friends with charm yet maintains privacy.
FLOORPLAN
All the walls on the main level are 10′ with the foyer 12′. Large windows in every room bring in sun and offer great outdoor views. The combination of open floor plan, high ceilings, and large outdoor views bring together a clean modern feel.
The FINISHED walk-out basement has 9′ poured concrete walls. The finished lower level basement includes: (2) bedrooms and/or gym, game room, media room, full bath, and a wet bar. An oversized mechanical rooms allows for storage. Similar to the main floor, the extra large windows in rear facing rooms overlook the rear yard and pond. A 9′ wide door leads directly to the covered lower level patio.
The main floor is designed with a very open floor plan and large rooms. The center of the home has an over-sized chef’s kitchen with a very large walk-in pantry with fun barn door. Off the front entry is a large study-bedroom with powder bath. The 2nd main floor bedroom suite that includes another full bath is just down the hall.
The open kitchen is nicely finished with painted maple cabinets, quartz countertops, and a large center work island with a single basin stainless steel apron/farm sink. Available optional kitchen upgrades: 36″ refrigerator/freezer with ice maker and water access, 2nd electric range, warming drawer. All can be fitted into kitchen upon request.
The rear entry foyer is conveniently located off the main 3rd of 4-car garage and flows into a gear area with custom built-in lockers that extend to ceiling. The mud room leads to a large laundry/pet room that connects directly to the 4th car garage.
The laundry hall has (2) exterior-door accesses at front and rear. The front leads directly to the driveway and the rear laundry hall access opens into a unique outdoor space between the 4th car and master bath that leads directly to the rear yard. This private area forms a super kool atrium through the roof allowing natural light to flood the area that can be used for pet access, gardening, or a moment of solitude.
The secluded master bedroom suite is located in the rear of home, away from the main living spaces and includes a large custom finished walk-in dressing room with center island and several access points, one of which connects directly to the laundry area.
The elegant master bathroom features two built in 48″ wide vanities with marble tops, full wall mirrors, and designer lighting and has a custom oversized shower with two shower faucet systems: a standard rain can shower head and a flexible hand held shower spray on adjustable rod. The shower doesn’t have a door or curb to step over, rather the floor gently slopes to an upgraded drain. FINISHED BASEMENT:
In the finished lower level basement there are two more bedrooms with large rear facing windows. One of the two bedrooms connects directly to a full bathroom with 4′ shower and has a large walk-in closet. The other bedroom has a large French-sytle 4′ door that is ideal for a gym or other purpose room yet has a clothes closet. Entertaining in the game and media room is ideal with the walk-up wet bar.
4-CAR GARAGE:
The finished 4-car garage, that has a 3-car side load section and 1-car front load section, connect directly to the home and have custom carriage doors which are designed to fit the home’s style and have automatic openers that is upgraded belt drive, IQ-WIFI connection capabilities, and battery back-up. Outside walk-up access is provided by digital entry keypad. The garage features a built-in Pet Wash with floor drain and hot & cold water source.
FINISH LEVEL & DECOR OF HOME
The interior home decor is modern and fresh. Lighter colors and finishes blend to create a clean canvas.
The entire main floor is finished with 7″ wide Rustic French Oak hardwood that is smoothly finished in a light more natural color. The master and bath 2 floors are finished with upgraded tile flooring.
The lower level basement is completely finished with Luxury Plank Vinyl (LPV) waterproofing flooring with carpet only on the stairs.
All bathroom counter tops are natural marble with square shaped under-top mounted bowls.
Commodes throughout the home are elongated, comfort height, with softclose seats, and have color coordinated trip levers. All meet today’s water conservation standards.
Bathroom accessories match each bathroom’s design style and are color coordinated to faucets.
Lighting throughout the home includes many LED recessed can lights and custom selected designer level light fixtures.
All interior doors are solid core with lever style doorknobs. Door styles are a 1-panel design. Main floor has 8′ tall doors and std hight in lower level basement.
Baseboard trim is 7″+ tall on main and 5″ in lower level basement. Door casing is 3″+ wide. Crown molding is used throughout the main floor. All the trim is clean and square style.
The modern gas fireplace in the great room is surrounded by custom stone work. Optional built-in cabinets are available upon request.
The home’s interior is painted in light, cool colors. Millwork is painted in a soft white matching the ceilings, and the walls are painted a lovely contrasting darker color. There is no texture on walls or ceilings in the home; all is finished in smooth paint. All the wall corners are finish in rounded bullnose.
MECHANICAL SYSTEMS
The home has a high efficiency HVAC system.
The hot water heater is Tank-Less and highly efficient. A hot water recirculation system brings hot water to each faucet in a few seconds but operates with low energy and can be turned off completely as needed.
The range hood and bath vents are vented to the exterior.
Electrical system is 200 amp.
Gas is supplied to: furnace, hot water heater, range, fireplace. Gas can be supplied to outdoor grill or fire pit upon request.
All main rooms are pre-wired for Cat-5 Network and coax TV jacks. (Not all system configurations can be accommodated as wired. Special design changes are available upon request.)
An alarm system is pre-roughed in with wiring for future finish options.
