FLOORPLAN

The floorplan includes an impressive vaulted great room ceiling finished with custom-built stained beams matching the fireplace mantel. All the other walls on the main level are 10′. Large windows in every room bring in sun and offer great outdoor views. The combination of open floor plan, high ceilings, and large outdoor views bring together a clean modern feel. The two bedrooms on the 2nd floor have 9′ ceilings.

The basement has 9′ poured concrete walls. Finishing the basement is optional upon request and has several great options for: (2) bedrooms/gym, media room, full bath, wet bar.

On the main floor: 2 bedrooms suites, 2.5 bathrooms. An optional main level study/bedroom is a flex room that can serve as an office.

The included appliances within the kitchen are all Stainless Steel: Bertazzoni brand 48″ dual oven pro-style gas range (with 5 gas burners, griddle, and & (2) gas ovens below), upgraded 48″ wide stainless steel range hood vented to the exterior, Sharp brand built-in drawer microwave oven in the island, Bosch brand built-in dishwasher in island.

Available optional kitchen upgrades: a Built-in 36″ refrigerator/freezer (36″ x 84″), and (2) areas 24″ at window all wall allow for several options such as wine/beverage chillers, drawer refrigerator, dishwasher, ice machine. A warming drawer can be fitted into kitchen in several places.

The rear entry foyer (gear area) is conveniently located off the main garage and includes, a coat closet, custom built-in lockers, and connects directly to the laundry which has a full view patio door leading to the breezeway, other garage, and rear yard, ideal for pet management.

FINISH LEVEL & DECOR OF HOME

The interior home decor is modern and fresh. Modern colors such are black, satin nickel, and some burnished gold are used for decorative hardware, bringing a modern vibe.

Lighter paint and finish colors and finishes blend to create a clean canvas.

The bathroom floors (master bath, both second floor baths) are finished with custom level tile.

The entire main floor is finished with 7″ wide Rustic French Oak hardwood that is smoothly finished in a light more natural color. 

The second floor is finished with carpet.

All bathroom and laundry counter tops are natural Carrera marble with square shaped under-top mounted bowls.

Commodes throughout the home are elongated, comfort height, with softclose seats. All meet today’s water conservation standards.

Bathroom accessories match each bathroom’s design style and are color coordinated to faucets.

Lighting throughout the home includes many LED recessed can lights and custom selected designer level light fixtures.

All main level interior doors are 8′ tall, solid core with lever style doorknobs. Door styles are a 2-panel flush design painted in a darker contrasting color.

Main level baseboard trim is 7″+ tall. Door casing is 3″+ wide. Crown molding is used throughout the main floor in every main room. All the trim is painted clean and square in Craftsman style.

The modern gas fireplace in the great room is surrounded by custom stone work. Optional built-in cabinets are available upon request.

The home’s interior is painted in lighter white based colors. Millwork is painted in a soft white matching the ceilings, and the walls are painted a lovely contrasting darker white color. There is no texture on walls or ceilings in the home; all is finished in smooth paint. All the wall corners are finish in rounded bullnose.

MECHANICAL SYSTEMS

The home has (2) high efficiency HVAC systems that includes main system serving the basement and main floor on the other system serving the second floor.

The hot water heater is Tank-Less and highly efficient. A hot water recirculation system brings hot water to each faucet in a few seconds but operates with low energy and can be turned off completely as needed.

The range hood and bath vents are vented to the exterior.

Electrical system is 200 amp.

Gas is supplied to: furnaces, hot water heater, range, fireplace. Gas can be supplied to outdoor grill or fire pit upon request.

All main rooms are pre-wired for Cat-5 Network and coax TV jacks. (Not all system configurations can be accommodated as wired. Special design changes are available upon request.)

An alarm system is pre-roughed in with wiring for future finish options.
